Evolved from a late-2015 proposal to replace a row of Mutual Street homes with a high-rise tower, marketing has kicked off for the 32-storey project by The Sher Corporation and Dream now branded as Ivy Condos. Scaled back slightly in density, the updated proposal features a reduction in units and a refined design by architects RAW Design.

As part of the project's marketing rollout, glossy renderings offer a more comprehensive look at the tower's exterior. A variation of the rectilinear condominium massing common to new Toronto residential towers, the design utilizes a series of extruded projections to break apart the facades. Punctuating the body of the tower, a two-toned opaque cladding appears to serve as an alternative to the back-painted spandrel glass panels commonly used on condo exteriors.

Fronting Mutual Street, the podium houses a mix of residential and amenity uses. The ground floor lobby contains a living wall, while levels 2 through 4 house condominium units. Renderings depicting the exterior of the podium show an ivy motif inlaid into glazing on the Mutual Street frontage, a nod to the project's branding. Residents of the tower will also have access to a 5th floor amenity level featuring indoor and outdoor spaces. Below grade, a three-level parking garage is also planned, offering 57 vehicle spaces.

While the initial proposal called for 275 suites, the project now features a total of 235 condominium units, with the one to three-bedroom homes ranging in size from 465 ft² to 1,226 ft².
